当前对房地产价值的计量基本上都集中于其物质形态,而忽略了品牌所带来的价值。文中针对房地产品牌评估不同于一般无形资产的特殊性,采用系统分析的观点,在超额收益法的基础上将模糊集合论的思想和方法引入评估过程,建立评估的系统模型,最后给出实例验证,并对模型的应用做出评价。
At present
in the evaluation process of the real estate value the material form is mainly concentrated on
while the value brought by the real estate brand are usually neglected. In this paper
considering the particularity of the real estate brand evaluation
the method of network analysis is adopted. In the evaluation process
the evaluation method of excess income law are developed by leading the thoughts and methods of the fuzzy set theory
and a systematic assess model is found. Then
an example is given as illustration. At last
the appraise about the application of the model is made.
